  • Autumn Terrace Affordable Housing

    Autumn Terrace is a 100-unit LEED Platinum certified affordable housing project located along the Sprinter rail link in the heart of San Marcos.  Autumn Terrace was designed to place housing around a large “L”-shaped open space with a direct view of Mount Diablo.  The Community Center plaza was planted with broad canopy flowering trees and the central green with a drought tolerant grass.  A bio-retention swale and pond were designed to treat run-off and provide both quality and quantity stormwater management measures for the site. The project included preparation of off-site Community Facility District improvement construction, irrigation and planting plans for Autumn Drive and Lowery Lane (Tiger Way). The on-site work included enhanced pavements, high quality playground equipment, premium site furnishings and an attractive water conserving landscape.
